Caring for your investment

As your rental property partner, we provide regular and preventive Maintenance Services for your property. We have qualified in-house personnel to handle normal and emergency repairs, 24 hours a day, 7 days a week. We address all state and county legal requirements. Our staff is also available by telephone, email or personal visit for any immediate concerns.

Our monthly recap statements provide our property owners with a detailed record of all the transactions on the property. Our end-of-year statements and 1099 Forms greatly simplify the tax preparation burden for you and your accountant.

Finding quality tenants

Finding and placing a qualified tenant in your home is the single most important step toward you becoming a successful landlord. The owner of SPM & Investments has been a successful landlord and manager for more than 30 years. During that time, we have been developing better ways to screen prospective tenants. Tenants must meet the following four minimum qualifications before being considered as a tenant:

• Tenants must earn a minimum of three times the monthly rent in income.
• Tenants may not have any past evictions.
• Tenants must have a good rental history.
• Tenants must pass a lengthy background check.
